Home Prices Continue To Rise In Loudoun Even As The Market Cools Off

Home prices rose in Loudoun County in June, even as sales decreased and inventory increased, according to a report from local Realtors.

LOUDOUN COUNTY, VA — Home prices are still on the rise in Loudoun County, even as inventory increases and the number of sales decreases, according to the latest market report from the Dulles Area Association of Realtors (DAAR). The organization released the report for June's stats on Friday.

"Following more than two years of market frenzy, we’re beginning to see more options on the market, as well as prices beginning to slow down a bit," DAAR President Rich Blessing said in a news release. “We’re certainly still dealing with an ever-changing market in the aftermath of 2020."

In June 2022, the median home price in Loudoun County was $695,000. The median price increased by 5 percent over June 2021 levels.

Some of Loudoun's more rural zip codes had the largest price increases when compared to June 2021. Lovettsville's median home price grew by 11 percent while Purcellville's grew by 12.7 percent, according to the report.

The number of sales decreased throughout the county in June. The total number of sales decreased by 256, a 26.7 percent decline over June 2021's market levels.

The number of homes on the market is continuing to surge. The Realtors association recorded 655 active listings at the end of June, a 67 percent increase over the end of June 2021. The active listings included 51 homes in Leesburg's 20176 zip code.
