What's New At One Loudoun: See New, Departing Businesses
One business has closed at One Loudoun, while a few appear closed as they move to new locations.

ASHBURN, VA — In the new year, a few changes are imminent at the mixed-use development of One Loudoun in Ashburn.
While the big news is that One Loudoun broke ground on an expansion in late 2024, there has been a bit of turnover in existing tenant spaces.
Firehouse Subs is now closed at 20544 Easthampton Plaza. A sign on the door informed customers that the last day of business was Jan. 18. The business encouraged customers to visit its next closest location at 47010 Community Plaza in Sterling.

Next door to the closed Firehouse Subs, nothing appears to be in the works yet for the former The Meadows Original Frozen Custard space at 20548 Easthampton Plaza. The frozen treat spot, a franchise started in 1950, had closed in December, citing competition from other frozen dessert spots at One Loudoun.
Handmade by LMAC, which sells handmade items from local makers, is now closed at 20364 Exchange Street at One Loudoun, but there are plans to open in a larger space there at 20453 Exchange Street. The last day of business at the old location was Jan. 18. An opening date has not been announced, but customers can follow Handmade by LMAC on social media for updates on the grand opening. In the meantime, customers can continue to find Handmade by LMAC products at its Dulles Town Center location.

Another business moving within One Loudoun is jewelry boutique Urbi Goods. It has vacated its space at 20356 Exchange Street and is working to open at 44731 Thorndike Street next to the Starbucks. An opening date hasn't been set, but the store is aiming for late January or February.
Current Salon & Color Bar by Nese appears to be planning to fill a corner store next door to its existing location at 44714 Brimfield Drive.
Lastly, construction is still active at the future LensCrafter store at 44699 Brimfield Drive. As The Burn previously reported, it has plans to move from its Dulles Town Center location. The space was last home to the restaurant Sullivan's Cove.
Visitors have more to look forward to with the future expansion of One Loudoun. According to owner Kite Realty Group, the expansion will add 86,000 square feet of retail space, a new business hotel, 23,000 and 34,000 square feet of office space, and 400 luxury apartment units.
Future tenants announced for the expansion were Arhaus, Van Leeuwen Ice Cream, bartaco, and Tatte Bakery and Café. Others could be announced in the future. The expected completion date of the expansion has not been announced.
