Developers Hold Groundbreaking For Mixed-Use Community At Former Loehmann’s Plaza

Developers broke ground Wednesday on the Townhomes at Graham Park, a new 8.3-acre townhouse development near Route 50 and Graham Road.

FALLS CHURCH, VA — Developers broke ground Wednesday on The Townhomes at Graham Park, a new 8.3-acre townhouse development located on Route 50 in the Falls Church area of Fairfax County.

The development will feature 172 townhouses priced from the mid-$600,000 range, 22 of which are included in Fairfax County’s affordable housing program. The project is expected to be completed in 2024.

The Townhomes at Graham Park is adjacent to the revitalized Graham Park Shopping Center that features a mix of restaurants, apparel retailers and service providers anchored by Giant Food. The Townhomes at Graham Park is being developed by GP VA Associates LLC, an affiliate of EYA LLC

“It’s not just another development. It’s revitalization and transformation of a part of the county where we need to continue that momentum,” Jeffrey McKay, chairman of the Fairfax County Board of Supervisors, said about The Townhomes at Graham Park.

The section of the shopping center, formerly known as Loehmann’s Plaza and anchored by Loehmann’s, will be redeveloped into the mixed-use town house community that will include new parks and façade improvements to portions of the shopping center.

Along with McKay, speakers at the Dec. 1 groundbreaking included Penelope Gross, vice chair of Fairfax County Board of Supervisors; William O’Donnell, Fairfax County Planning Branch Chief of the Zoning Evaluation Division; Evan Goldman, executive vice president of acquisitions and development for EYA; and Deidre Johnson, vice president of asset management for Federal Realty.

In March, EYA closed on the purchase of the 8.3-acre parcel at Graham Park Plaza from Federal Realty. After more than a year of working closely with Gross, supervisor for Fairfax County’s Mason District and the local community, EYA won approval for the 177-unit project from the Fairfax County Planning Commission and Board of Supervisors.

EYA is also the lead developer of the West Falls Church Economic Development in the city of Falls Church. Federal Realty, which also owns Falls Plaza on West Broad Street in Falls Church, retained ownership of 10.3 acres at the former Loehmann's Plaza, anchored by a Giant supermarket and home to other retail.
