Quinn-Homestretch Development With Senior Living Approved

City Council voted to approve the Quinn and Homestretch project with senior living and retail uses.

FALLS CHURCH, VA — The Quinn and Homestretch project, a development with senior living and retail, received approvals from Falls Church City Council Monday.

City Council voted 5-2 for a comprehensive plan amendment and special exception allowing the mixed-use development at 350 and 360 S. Washington Street and 303 S. Maple Avenue. A motion by Councilmember Dave Snyder and seconded by Councilmember Erin Flynn to table the matter for three months failed 2-5.

The Quinn and Homestretch project, led by family-run auction business Quinn Enterprises, and including nonprofit Homestretch's site, calls for up to 233 senior living residential units with 10 stories and a building height up to 115 feet. Independent living units will make up 145 of these, while the remainder will be 56 assisted living units and 32 memory care units. Ten of the units would be reserved for City of Falls Church residents.

The development would also provide space for a medical and dentist office, a restaurant and Tinner Hill Heritage Foundation or another civic group. The Tinner Hill Heritage Foundation could get the space rent-free for 10 years, but the space could go to the Falls Church Chamber of Commerce or another organization if the foundation is not interested. A three-story partially underground parking garage would have 292 parking spaces.

Falls Church already has several major developments underway: the West Falls development on the former George Mason High School site, the Broad and Washington development anchored by a Whole Foods store and the second Founders Row phase called Modera Falls Church. The first phase of West Falls is expected to open later in 2024, while Broad and Washington will have phases tentatively open in spring and fall 2024.
