Southern Route 1 Land Use Proposals The Focus Of Community Meeting

A community meeting will be held on proposed land use changes for the southern Richmond Highway corridor and Lorton area.

WOODLAWN, VA — The 2022-2023 Site-Specific Plan Amendment process, Fairfax County's process for reviewing proposed land use changes, is now in the community meeting phase. A virtual meeting is coming up Thursday for nominations in the southern Richmond Highway and Lorton areas.

In December, the Fairfax County Board of Supervisors accepted the land use nominations list, which means they may be considered through the Site-Specific Plan Amendment process. County staff are now reviewing the proposals and holding community meetings to get feedback.

Nominations were accepted in October for proposed land use changes to the comprehensive plan for specific sites. After the community meeting phase, the Fairfax County Planning Commission will hold a public workshop in February. After a recommendation from the Planning Commission, Board of Supervisors action on the revised work program could be expected in March.

Once the work program is approved, nominations in the work program could be considered individually as comprehensive plan amendments.

"The community engagement model and timeline for each Plan Amendment will vary based on the unique circumstances of each amendment, including its level of complexity, the intended development timeline, prioritization with other Plan Amendments currently on the Work Program, and the availability of staff and community resources," the county states in its Site-Specific Plan Amendment Process guide.

Thursday's meeting focuses on land use proposals for 8850 Richmond Highway, Alexandria, VA 22309; 9300, 9304, and 9224 Ox Road, Lorton, VA 22079; 8919 and 9009 Ox Road, 8920 and 9000 Windrush Drive, Lorton, VA 22079; 7600, 77007702,and 7601 Boston Boulevard, 8001 and 8000 Corporate Court, Springfield, VA 22153 and 7375 Boston Boulevard, Springfield, VA 22153.

The 8850 Richmond Highway land use proposal is for a site that has the IMP Building office use and surface parking at the northeast corner of Richmond Highway and Jeff Todd Way. The proposal calls for a residential use up to 30 dwelling units per acre. The land use change would support a development plan for three residential buildings up to three stories each with a total of approximately 245 units. The site is currently planned for office, retail, hotel, conference center use with up to a 0.50 floor area ratio.

A meeting was already held for proposals in the northern Richmond Highway corridor, including for 6034/6036 Richmond Highway, Alexandria, VA 22303; 7927 and 7925 Richmond Highway, 3119 Sherwood Hall Lane, 3109 Kingland Road, and 3122 Douglas Street, Alexandria, VA 22306; 6100 Richmond Highway and 6130 Richmond Highway, Alexandria, VA 22303; and 6140 Richmond Highway, Alexandria, VA 22303.
