Luxury Condos Proposed for 115 S. Union Street Building

Building is currently home to office and retail (it was formerly home to a Birkenstock store) and is close to the waterfront.

ALEXANDRIA, VA -- The owners of 115 S. Union St., near Alexandria's waterfront and currently an office and retail building, have filed paperwork with the city requesting to convert the building into luxury condos.

Plans call for 24 homes and 33 parking spaces at the building. Architectural drafts filed with the City's Planning Commission, by Cooper Carry, show 1, 2 and 3-bedroom condo homes.

Alexandria residents will recall the building formerly housed a Birkenstock store, which left in 2015. The building also features a 100-space public parking garage. The building's owners have an agreement with the City until 2027 to use the spaces for public parking and is offering to extend that another 20 years, with 33 spaces to be used for the condo residents.

Several businesses are currently listed at the building including a dentist, a framing business and a travel agency.

The building was previously for sale for $10 million. The City values the land and building at $8,342,000. City property records show the building was sold for $8.5 million in 2014. The current owner is listed as 115 Union CMB-GME LLC.

The building is close to a new boutique hotel going up, Hotel Indigo, at 220 S. Union St.

The new plan for 115 S. Union St. is scheduled for a hearing before the City Planning Commission on Tuesday, May 3.
