'Significant' Decline In Listings, Sales: PWC Real Estate Report

Sales and listings are declining in Prince William County, according to the monthly report from the Realtors associations.

PRINCE WILLIAM COUNTY, VA — Sales and listings are down in Prince William County, according to the June market report from the Prince William Association of Realtors.

The Realtors' Association releases a report each month detailing the several market indicators for the previous month. The association compared each market indicator from June 2023 to June 2022 levels.

Listings decreased by 47 percent throughout Prince William County in the month of June. There were 579 active listings at the end of June. In June 2022, there were more than 1,000 listings at the end of the month.

"This decline suggests a potentially more competitive market environment, where buyers have a more limited selection of available properties," the report said.

The number of sales also declined, continuing a trend for 2023. The number of sales declined by 22 percent in Prince William County, according to the real estate report.

Meanwhile, prices continued to rise. The median home sold for $545,000 in June 2023, compared to $522,000 in 2022.

"This rise in median sold price demonstrates the ongoing desirability and value of properties in the area," according to the report.

Homes are also spending more time on the market in 2023. The average home spent 11 days on the market in June 2023 in Prince William County, a 38 percent increase.
