What's on the Table for Redevelopment in Shorewood?
Village officials release the top 10 sites they are looking at for possible redevelopment.

Even with prospective developments spouting up around Shorewood's business district, the village still has a long list of possible sites it has targeted for redevelopment.
The village’s Community Development Authority has released a list of its top 10 sites where redevelopment could occur.
There are no concrete plans to develop any of the sites and the list doesn’t indicate any kind of priority, Village Manager Chris Swartz said.

The majority of the sites targeted are within the village's TIF No. 1, a special taxing district that covers much of the village's business district. This taxing district must close by 2022, under state law. Village officials indicated they're eager to redevelop some of the sites before the tax district closes.
"We thinking the CDA should really start targeting some of these sites, with TIF No. 1 spending limit right now, and see which one of these are feasible over the next three to five years," Swartz said.

He added the village removed a lot of sites of this list because redevelopment would have been too expensive.
The sites on the list are:
1. The Milwaukee River site tops the list, which includes the abandoned and soon-to-be razed , 1111 E. Capitol Dr., along with the Milwaukee PC warehouse behind the old restaurant. This site, however, does not fall within TIF No. 1. Swartz said the village has been very aggressive in attracting new businesses to partner with the village in the development of the site.
2. The 3600 block of North Oakland Avenue, including the current at 3624 N. Oakland Ave., office space and . Swartz said this has been one of the village's top redevelopment sites.
3. The site across from Pick ‘n Save, 4145 N. Oakland Ave., known as the , 4230 N. Oakland Ave., is on the list which includes a duplex and the UPS store.
4. The Wells Fargo Site, which includes businesses , and and all in the 1500 block of East Capitol Drive. Swartz said the idea would be to have Wells Fargo go in on a deal to redevelopment, with a new drive-thru.
5. , 4201 N. Oakland Ave., is another site officials have targeted for redevelopment. Swartz said the way the site is structured with the parking in front and the bank pushed back doesn't really work.
6. Shorewood's at 4300 N. Oakland Ave.
7. A site officials refer to as the medical building site, which includes , 1421 E. Capitol Dr., and medical facilities located at 1409-14011 E. Capitol Dr.
8. , 4145 N. Oakland Ave., remains one of the biggest redevelopment sites in Shorewood. CDA Chairman Pete Petrie has said Roundy's officials periodically check in with the village to see what the requirements would be if the company wanted to move forward to redevelop the properties. Roundy's currently owns the rights to purchase the building , 4081 N. Oakland Ave., currently occupys and the building next to it, that use to house the bookstore, Open Book. Walgreens' lease has already expired, but has an agreement with Roundy's to stay at the current location, however, with a stipulation that Roundy's can terminate the lease with a 90-day notice. Basically, Walgreens only has 90 guaranteed days at its current location, but plans to move across East Kenmore Place in a .
9. at North Oakland Avenue and East Edgewood Avenue is also on the block for redevelopment. The village-owned site includes Spector Park.
10. , a tanning salon at 2420 E. Capitol Dr., and attached duplex are also targeted.
