105-Unit Housing Project For Older People Approved In Waukesha

The Waukesha Common Council reviewed two proposals for the 3.38-acre Delafield Street site.

WAUKESHA, WI — The Waukesha Common Council on Tuesday approved a 105-unit "active senior" multifamily project proposed for a 3.38-acre site on Delafield Street by developer Sherman Associates.

Council members looked at two proposals and voted 8-5 for Sherman’s project.

Alderman Eric Payne said many members of his district were not in favor of the Sherman proposal because of traffic issues.

“They didn’t feel this was a good fit for the neighborhood, even though it is a nice project,” Payne said.

He added his constituents were supportive of memory care in the development.

Alderman Rick Lemke said both were excellent proposals but that he favored the Sherman project.

“Redevelopment Authority Association picked the Sherman project 5 to 3. They felt active seniors would be better for downtown Waukesha,” Lemke said.

The Proposals

Sherman Associates proposed a development for an active-lifestyle housing community for older residents.

The developer's proposal said its proximity to Waukesha's historic downtown and Riverwalk area "make this an ideal location for empty nesters, retirees, and downsizers looking to enjoy all that this community has to offer."

The site will be transformed into a luxury community that will promote walking, biking and local connections. The building will provide approximately 105 units of one bedroom, one bedroom and den and two bedroom units, with underground parking plus additional surface parking.

The steep grade and heavily wooded area along the west of the site will help provide a buffer and transition to the neighboring homes.

The development will provide modern amenities, including balconies on every unit, in-unit washers and dryers, full kitchens with solid surface countertops and backsplashes and stainless steel appliances. Building amenities include a community room, game room, private family room, outdoor patio and grill area, fitness center, pool, golf simulator and coffee bar. The property will also feature an outdoor pickleball court, dog area and community gardens.

Construction is set to begin in May 2022 and is expected to be completed by September 2023.

The other proposal was from The Alexander Co. Inc. The developer's proposal entailed 70 independent and assisted living housing units and 21 memory care units.

Alderman Jack Wells said he didn't believe the Alexander project took advantage of the location as well as the Sherman project.

One resident spoke during public comment to present a petition with more than 70 signatures in favor of the Alexander project. She said the project would help address the older housing issue but also would provide more jobs in the community.
