Apartment Developments Proposed For Wauwatosa

Two plans near Wauwatosa's village area and Mayfair mall will be considered during the Wauwatosa Plan Commission meeting on April 12.

WAUWATOSA, WI— There are two proposed apartment buildings up for discussion during the Plan Commission meeting in April, according to an online meeting agenda.

General Capital Group LLP and Joseph Development Group wants to develop six 5-story multi-family residential buildings with 475 units (with flexibility for an additional 50 units for a total of up to 525 units)at 1300 Glenview Place.

The intersection of Harwood Avenue and Glenview Place would be realigned to create a safer intersection, and a bike path would be added to connect the Village to the Oak Leaf Trail.

Each building will consist of five upper stories of residential units and two lower stories of parking. There will be 765 parking stalls; approximately 623 enclosed and 142 on the surface.

The Project will be developed in three phases.

  • The first phase will consist of two buildings, each with approximately 100 units, for a total of 200 potential units. The first phase will also include construction of a clubhouse and outdoor amenities on the north side of the site.
  • The second and third phases will each consist of two buildings with the unit mix refined consistent with market demand.
  • The entire project will include a total of 77 workforce housing units.

Wellness focused amenities include a fitness center, indoor socialization along with an outdoor plaza between the two phase one buildings.

In addition to gathering spaces, plans will include dog exercise areas.

Second apartment proposal

Another apartment project is proposed by Campbell Capital Group for 2929-2949 North Mayfair Road. The developer is proposing a 5-story building with about 244 residential units - a mix of studio, one, two, and three-bedroom units.

Unit features will include nine-foot ceilings, electronic intrusion alarm systems, quartz or granite countertops, upgraded appliances, in-unit washer and dryers, private patio or balcony on most units, and high-end cabinetry, according to meeting documents.

There will be 397 parking spaces with 1.62 parking spaces per unit. Residents will be able to access their private parking at either of the entrances to the building.

Internal bike parking and storage is included for residents inside the secure parking area.

The primary public entry will be located at the northeast corner of the building. This area will contain the main lobby, leasing office, guest parking, and an internal drop-off for delivery services.

Visitors, deliveries and ride share services can enter the public portion of the parking and exit freely and will have access to over 40 visitor parking spaces.

The development will contain several upgraded amenities:

  • Controlled access entry gates.
  • Business center.
  • Two-story clubhouse.
  • State of the art fitness center.
  • 23,000 square foot outdoor courtyard with a resort style pool, grilling area and space for outdoor activities.
  • The leasing office will be located on the first floor and will be staffed.

Both proposals are scheduled for an April 12 Plan Commission consideration and discussion.
