Community Affairs To Discuss Tosa Residential Development Project
The project is a residential community for active adults ages 55 called "Le Bon Vivant."

WAUWATOSA, WI— The Wauwatosa Community Affairs Committee will consider final plans regarding a proposal for a market-rate residential community for active adults ages 55 and above in the city's East Tosa neighborhood called "Le Bon Vivant"on Jan. 11
St. Pius X Parish owns the nearly 5-acre parcel at 2506 Wauwatosa Avenue with almost half of the property comprised of a large surface parking lot. The development site is located at the eastern portion of the parking lot directly at the northwest corner of West Wright Street and North 74th Street.
According to city documents, the apartments will provide a housing option for active adults who may want to downsize from their current homes with the flexibility to rent a smaller apartment and eliminate the maintenance obligations, but still have the ability to stay connected to the local community.

The developer will build a 2-story building with underground parking.
Le Bon Vivant will feature three townhomes at street-level. The development will have a total of 40 apartment units consisting of 26 one-bedroom units, 6 one-bedroom plus den units, 5 two-bedroom units, and 3 townhomes (a mix of two and three bedroom units). Residents will have elevator access to all floors including the underground parking area.

Each unit will feature appliances such as dishwashers and in-unit washers and dryers. Planned amenities include a pet spa, clubhouse, fitness center, game room, outdoor gathering spaces, attractive landscaping, and retaining walls along both street frontages with pedestrian engagement and connectivity opportunities, the documents said.
