Plan Commission To Consider Tosa Luxury Apartment Development

WAUWATOSA, WI—The Wauwatosa Plan Commission on Jan. 10 will consider preliminary plans for a planned use development to create an upscale apartment development in Wauwatosa.
Harlow & Hem, developed by Mandel Group Inc. is proposing the development for the parking lot site located at 1330 N. Wauwatosa Ave.
Mandel was selected in February of 2021 by the Wauwatosa Community Development Authority as part of a competitive process to redevelop the Blanchard Street.

The proposal is to create 130 luxury apartments in two separate four and five-story buildings. Units ranging from studios to three-bedrooms will feature quartz countertops, stainless steel appliances and hard surface plank flooring, according to city documents.
Twenty percent of the rental units,26 units total, will be reserved for workforce housing to meet the need of the city’s labor force. Units will be priced at the 30% and 80% of the Area Media Income levels, city documents said.

Public parking will be located underground and contains 120 parking stalls, 11 more than the
current number of public parking stalls, city documents said.
Resident parking will be located on two separate parking levels. 125 stalls are accessed from
Blanchard Street and 35 stalls are accessed from Harwood Avenue for a total of 160 residential parking stalls.
Resident amenities will also include a clubroom and and fitness center.
