• New 2026 Beach Pass Rules Outlined For Residents (gulfshoresnews.com) — Orange Beach residents can now register or renew their 2026 beach parking passes for Gulf State Park and the City Beach access at City Hall, with current tags expiring December 31. Only full-time residents with an Alabama driver’s license showing a physical Orange Beach address qualify for no-charge passes, and strict limits apply on how many passes each household can receive. City Hall staff and online resources are available to walk you through the process.

Baldwin County’s latest real estate report shows longer listing times, softer prices for coastal condos and homes, but rising values and activity in many traditional residential and land markets inland. Buyers and sellers face a more negotiable but still active market heading into 2026.
