Smart planning now will yield strong results for the wise home seller in 2015. Many homeowners who plan on selling in the spring often consider the time period between April and June as target dates for listing their home. Conventional wisdom is that most buyers begin their search once spring officially arrives. In addition to that perception, sellers reason that their property shows at its best during these months.

The Reality

There are at least three realities that fly in the face of that logic.

1. Most everyone else’s property looks its best during this time period also, thus leveling the playing field so there’s typically no advantage there.

2. January is the most active month for those relocating to the area.

3. Many buyers have already made a purchasing decision once spring officially rolls around. Additionally, a great deal of others have already moved on to different pursuits, i.e., the beach, golf, vacations, etc.
