160-Unit Enfield Project Back On Zoning Board Agenda As Discussion Continues
The Planning and Zoning Commission is continuing its discussion on the South River Street project after the proposal was previously tabled.
ENFIELD, CT — Enfield’s Planning and Zoning Commission is scheduled to continue discussion and may vote Thursday on a proposed zoning change tied to a 160-unit housing development along South River Street. The proposal was previously tabled to allow for additional review.
Commission members first took up the request at their December 4th meeting, when they discussed the project and decided to continue the discussion to a later meeting.
The zoning change would reclassify several riverfront parcels currently zoned for single-family homes to allow higher-density apartment housing. The proposal, submitted by Massachusetts-based South River Realty, calls for a five-story residential building on about five acres. Plans on file show the development would include a riverwalk path and more than 170 parking spaces.

According to minutes posted on the town’s website, some residents of South River Street voiced concerns at a December 4th meeting about increased traffic, safety, and how the project could affect the neighborhood.
If the zoning change is approved, the developer would still need to obtain a separate site plan approval before construction could begin.
