Mixed-Used Building Proposed At Site Of Former Beloved Greenwich Dessert Shop: P&Z Docs
The business closed in 2020 after a car crashed through the storefront. The building remained vacant before it was eventually demolished.

GREENWICH, CT — A three-story, mixed-use building is being proposed in the heart of Cos Cob at the site of a former beloved dessert shop, according to recently submitted documents to Greenwich Planning & Zoning.
Applicant KRM Realty Group LLC, which owns the property at 121 E. Putnam Ave., is looking to construct a building with permitted commercial/retail use on the ground floor and six residential units on the second and third floors, attorney William I. Haslun II said in submitted documents.

The land at 121 E. Putnam Ave. is currently vacant. It previously housed a gas station, and then Chocoylatte Gourmet, a gourmet dessert and coffee shop which quickly caught on in popularity after it opened in July 2019.

However, Chocoylatte closed in 2020 after a car crashed into the storefront, killing the 47-year-old driver, a Bridgeport resident.
The business never re-opened and the building was eventually demolished. Lawsuits between an insurance adjuster, Chocoylatte Gourmet and KRM Realty have been ongoing for several years.

Haslun noted the mixed-use building would be 37-feet high and 5,896 square feet. Four two-bedroom units and two one-bedroom units are proposed.
There would be 14 regular parking spaces and one handicap space
KRM Realty is seeking a pre-application review from the Planning & Zoning Commission.
The pre-application process allows for a non-binding discussion with the commission about the pros and cons of a proposal before a substantial investment is made in developing plans, reports and studies.
