Ribbon Cut On Monarch Apartments Homes, 64-Unit Affordable Development On Derby Ave. In West River

Rents for the 1-, 2-, and 3-bedroom apartments are all affordable for those earning at/or below 50%-80% of the area's median income: Mayor.

NEW HAVEN, CT — Monday, Mayor Justin Elicker, New Haven Board of Alders President Tyisha Walker-Myers, Honeycomb Real Estate Partners, and other state, city, and community leaders gathered for a ribbon-cutting ceremony celebrating the opening of The Monarch Apartment Homes, a fully affordable 64-unit residential building on Derby Avenue in the West River neighborhood.

The new building, which broke ground in 2024, replaces the abandoned New England Linen Company, built in 1900 and formerly known as Monarch Cleaners, according to the Mayor's office.

The City noted that the 1.77-acre site "required the demolition of pre-existing structures, environmental remediation, and construction of the new development."

The rents for the 1-, 2-, and 3-bedroom apartments are all set at affordable rents for residents earning at or below 50 percent to 80 percent of the area median income.

The Monarch is the latest in the city’s ongoing efforts to create 10,000 new housing units over the next decade, with at least 30 percent of those units affordable, according to the Mayor's office.
