How DC's Rent Prices Changed In The Last Year: Listing Site

The average price of available rentals is climbing in the DC-Baltimore area communities, according to Rent.com data.

WASHINGTON, DC— Just as property values are going up for homes in the District, the same is happening for rent prices. According to data from Rent.com, average rent prices are increasing for most types of properties in D.C.

Rent prices are increasing at high rates as demand outpaces supply, as reported by the Washington Post. Pandemic-related delays of constructing new homes and rentals is a contributing factors, and experts believe the situation will worsen due to increasing mortgage rates motivating more people to rent.

Rent.com, which lists apartments and other rentals from various listing sites, calculated average rents for studio, one-bedroom, two-bedroom and three-bedroom rentals. Average prices are up to date for the beginning of May.

For D.C., the average studio rental costs $1,942, which is a 22 percent increase over the previous year. The $2,425 average for a one bedroom is up 18 percent, while the average of $3,207 for a two bedroom is up 8 percent. However, the average rent for an average three bedroom is $3,075, which is a 10 percent drop from last year.

Changes vary by neighborhood, as Dupont Circle studio prices increased 70 percent to $2,236. Some neighborhoods' average prices did not increase, such as Mount Pleasant ($1,317), Petworth ($1,279) and Brightwood ($1,200).

  • Park View: $2,447, no change
  • Dupont Circle: $2,236, 70 percent increase
  • U-Street: $2,186, 63 percent decrease
  • Mount Vernon Square: $2,160, 8 percent increase
  • Navy Yard: $2,100, 20 percent increase
  • Logan Circle-Shaw: $2,082, 22 percent increase
  • Kalorama: $2,050, 15 percent increase
  • Chinatown: $2,044, no change
  • NoMa: $1,964, 12 percent increase
  • Neabsco: $1,961, 9 percent increase

One bedrooms

  • West End: $3,431, 4 percent increase
  • Near Northeast: $3,421, 75 percent increase
  • Foggy Bottom-GWU-West End: $3,403, 45 percent increase
  • Dupont Circle: $3,247, 84 percent increase
  • U-Street: $2,944, 20 percent increase
  • Georgetown: $2,800, 56 percent increase
  • Kalorma: $2,777, 6 percent increase
  • Columbia Heights: $2,581, 19 percent increase
  • Chinatown: $2,581, 34 percent increase
  • Logan Circle-Shaw: $2,580, 15 percent increase
