Exclusive $27M Private Club To Break Ground In FL Master-Planned Community
This private social club planned for the Two Rivers community in Zephyrhills will include a pickleball complex, restaurant, fitness area.

ZEPHYRHILLS, FL — Two Rivers, a master-planned community that broke ground in Zephyrhills in 2023, will soon be home to The Landing, a $27 million private social club.
The 23,000-square-foot, members-only social club will offer a pickleball complex, fitness and wellness opportunities, and a contemporary dining space, according to a news release from developer Eisenhower Property Group.
“The Landing is planned as a one-of-kind blend of recreation, wellness and community-centric spaces designed to enrich every aspect of members’ lives,” the company said.

Construction on The Landing is slated to begin in mid-2025, with a grand opening planned for late 2026.
The club’s racket sports complex will include eight illuminated pickleball courts and four illuminated Har-Tru tennis courts, and a fitness center fully equipped with cardio and strength training machines, group fitness spaces, a spin room, and a yoga lawn.

Members will also have access to two pools, including a Junior Olympic lap pool and a resort-style pool with a water slide tower for families.
A contemporary casual restaurant will serve dinner and lunch, and also offer poolside food and beverage service.
The Landing’s event lawn will host member-exclusive events, including live music, family-friendly movie nights and other gatherings. A kids’ area will offer space for play, exploration and discovery.
For more intimate celebrations, members may be able to host events in the private dining room, perfect for everything from holiday parties to baby showers.
The club will have an on-site lifestyle director, a culinary team and an events manager. It will offer a variety of social, recreational, wellness, and leisure activities, including kids’ camps.
The Landing’s membership is exclusively available to residents of the villages of Tamarack, Ryals Field, Fairwood, Hammock, Delyle and Shortgrass, featuring top builders including Homes by WestBay, Pulte, M/I Homes, William Ryan Homes, DR Horton, Taylor Morrison and Park Square Homes, EPG said.
The club is independently managed and isn’t governed by an HOA or CDD.
Each member will be allowed up to four guests, and guests must remain with the member for the entire duration of their visit.
“This policy is intended to ensure The Landing remains a truly exclusive retreat for residents, fostering a close-knit community atmosphere where neighbors can connect and enjoy shared experiences,” according to the news release.
Non-residents can also apply for membership on a limited basis, but these applications aren’t open yet.
