Ian Black Real Estate tapped to lease medical campus at Newtown Gateway in North Sarasota
The firm will lead leasing for the 4.73-acre development by Woodwater Investments and partners, envisioned as a premier healthcare hub

Ian Black Real Estate has been awarded the exclusive leasing assignment for a medical campus at Newtown Gateway, designed to serve communities throughout North Sarasota. The medical campus will be developed on a 4.73-acre site at 2046 Dr. Martin Luther King Jr. Way and offers flexible opportunities for healthcare providers, developers and investors seeking to establish a presence in one of Sarasota’s most strategically positioned – and medically underserved – corridors.
Newtown Gateway is a 14-acre development that will include two self-encapsulated components – a medical campus on 4.7-acres and a light industrial complex occupying 9.3 acres. The development was conceived to bring meaningful job creation and increase healthcare access for the historic Newtown community and North Sarasota.

Located adjacent to U.S. 301/North Washington Boulevard with direct frontage on Dr. Martin Luther King Jr. Way, the medical campus at Newtown Gateway offers direct access to downtown Sarasota, the Sarasota-Bradenton International Airport and Ringling College, and is in close proximity to Gulf Coast beaches and Lakewood Ranch.
The medical campus at Newtown Gateway can accommodate multiple buildings up to 35,000 square feet, making it ideal for medical offices, outpatient facilities, and specialized healthcare services, including Federally Qualified Healthcare Centers.

Recent nearby developments underscore the area’s momentum:
- Gracewater at Sarasota, a 139-acre former golf course, is being redeveloped into 230 luxury homes and villas priced from $795,000 to more than $2 million.
- Midtown, a 114-acre project by Third Lake Capital, will add nearly 2,000 residential units and retail space, with the first deliveries expected in 2028.

Woodwater Investments and partners are under contract, with the City of Sarasota, to acquire the 14 acres for Newtown Gateway. The medical campus is an as-of-right use, which paves the way for quickly advancing development after finalizing design plans.
