Metro Development Group's Tampa Bay New Home Sales Increase 15%
Metro's focused approach to developing master planned communities with world-class lifestyle amenities continues to produce growth.
Metro Development Group’s four master-planned communities in Tampa Bay – Epperson, Mirada, Southshore Bay and Angeline – reported consistent growth in new home sales in 2023. New home sales for the four communities marketed under the MetroPlaces brand increased 15 percent over the previous year.
New home sales in 2023 totaled 1,871 at the four Tampa Bay area communities, compared to 1,625 new home sales during the previous year. In 2023, net sales were 703 at Mirada, 454 at Epperson, 367 at Angeline, and 347 at Southshore Bay. This represents a trend of consistent year over year sales growth in Tampa Bay for Metro Development Group.
This performance resulted in two of Metro’s Pasco County communities – Mirada and Epperson – being ranked among the 50 top-selling master-planned communities in the country according to real estate consulting firms RCLCO and John Burns Real Estate Consulting.

“New home construction and sales are key for Florida’s growth, particularly while existing home inventory remains limited,” said Lisa Gibbings, Vice President of Marketing and Communications for Metro Development Group. “People are choosing to buy new homes in our communities because of the incredible amenities, thoughtful community development plans and the quality of our builders. Metro is making coastal living more affordable in its lagoon communities, during a time when prices are at record highs and inventory is scarce.”
At Mirada, sales pace increased after June 2023, with the opening of the largest human-made Lagoon in the U.S., with more than 15-acres of crystal-clear water. The opening created nationwide visibility for Mirada, Epperson and other MetroPlaces Lagoon communities, including Brightwater in Southwest Florida, which is scheduled to open its lagoon in 2024.

In May 2023, Metro Development Group announced yet another unique amenity – the first residential farm amenity in the region – located within the cutting-edge community of Angeline in central Pasco County. The 2.5-acre farm will serve as a food supplier for an in-community café and an educational source for residents. The farm, Wild Thyme Café and welcome center, are slated to open to the public in early 2024.
“Angeline was built with the vision of advancing health, wellness and innovation all within the confinements of where people live,” said Gibbings. “We are extremely excited to open the first of this community’s state-of-the-art amenities, with many more on the horizon.”
Metro’s builder partners, which include some of the top builders in the country such as Lennar and D.R Horton, remained consistent in attracting buyers despite continuing pressures of higher mortgage interest rates and a cooling national market. Key factors that have been drawing buyers’ interest in the Tampa Bay area include a variety of new home products including condos, apartments and single-family homes with quality, high-tech amenities.
Metro Development Group plans for its sales successes to continue in 2024 and beyond. It has roughly 12 new communities in various stages of development, allowing the company to expand into new major metropolitan areas such as Orlando and Jacksonville. The company has also nearly doubled the number of its employees to support its growth plans.
