Buffalo Grove Officials Break Ground On $150M Development Of The Clove

The mixed-use project will include 295 luxury apartments and 78,000 square feet of retail space which will provide an epicenter of activity.

BUFFALO GROVE, IL — Construction on a $150 million mixed-use development is now underway as Buffalo Grove officials recently broke ground on The Clove, which will be built on the site of the former Town Center.

Officials broke ground on the project in late September to begin the redevelopment of the 22-acre property which will include 78,000 square feet of retail space over multiple buildings. The Clove will also include 295 luxury apartments, a park, as well as the remodeling of a 35,000-square-foot shopping center north of Old Checker Road.

Buffalo Grove Village President Beverly Sussman called the groundbreaking a “unique and exciting milestone” in the village’s history and will be the largest development project in the village’s history.

“We look forward to the future and prosperity this development will bring to our community – one our community has longed for,” Sussman said at the ceremony, according to the Pioneer Press. “The community helped create this vision.”

Sussman said at the event that time and time again, she has heard from Buffalo Grove residents that the former Town Center site was where people wanted to see changes made.

With the groundbreaking ceremony complete, demolition of the former Town Center can begin. Kensington Development Partners has teamed up with Urban Street to complete the project, which came out of the 2018 Lake Cook Corridor Market Study and Plan.

Phase One of The Clove project looks to redevelop the southern and central sections of the site and includes:

  • A new 43,000-square-foot nationally renowned grocery store with an innovative format to meet the demands of today’s consumers.
  • A 7-story, 275- to 300-unit high-end apartment building with 16,000 square feet of commercial space on the ground floor. Distinctive from traditional multi-family complexes, the proposed “next generation” apartment building represents the latest in the luxury rental market, where the focus is on creating an amenity-rich, convenience-filled environment.
  • 65,000 square feet of retail and restaurants scattered throughout the site.
  • An approx 0.85 “Central Park” will sit in the middle of the site and can be programmed for concerts, the arts, and other civic events.

Phase Two of the plan would include:

  • Revitalizing the remaining 34,000 square feet located on the northern portion of the site, creating new opportunities for existing and future tenants. Under the terms of the agreement, Kensington will pursue Phase Two within five years of the construction of Phase One.

On April 6, PZC approved Phase 1 of the project and understood that Phase 2 would seek approval in a few years’ time. However, Kensington is now able to combine the phases and streamline the project timeline, due to the high market demand for Phase 2.

Sussman told the crowd assembled at the groundbreaking that local residents have always wanted a central park where they could find places to eat, meet up and enjoy time with friends. She said that the village has created a tax increment financing district that would attract developers to the site, the Pioneer Press reported.

Kensington closed on the property and village officials expect that within two years, the project will be complete, providing the community with a new centralized location that will showcase a desirable mixed-use location.

"Buffalo Grove is on the move," said village manager Dane Bragg, who told the assembled crowd at the groundbreaking ceremony that the village has seen more than $380 million in public and private investment come in over the past three years.

"This development we will see rise up here is just more than just new buildings. It reflects a commitment to improving the quality of life for both our current residents and a new generation of individuals and families who are choosing to make Buffalo Grove their home."
