Developers Hope To Get Extension For 902 Maple Special Use Ordinance
The developers are planning to build a three-story multifamily building at the site of Irving Heartt House.

DOWNERS GROVE, IL — Downers Grove village trustees will discuss a request from developers to extend a special use ordinance to build a three-story multifamily building at 902 Maple Avenue, the site known for Irving Heartt House.
The special use ordinance was approved by the village council on May 21, 2024, effective for one year. Per village documents, the developers, Aran Holdings LLC, has "been actively pursuing" a building permit, but has not yet received one. Developers are requesting an extension of six months to obtain a building permit, citing "a lack of readily available funds, slower paced loan approvals and increased material costs all associated with current market conditions." per village documents.
If the request gets council approval, Aran Holdings LLC will have until November to get their building permit, which will be valid for one year from the date it is issued.

At a June 19, 2024, meeting of the Downers Grove Historic Preservation Design Review Board, some nearby residents expressed resistance to the three-story condo building. Meeting minutes show residents commenting that they believed the development would negatively affect property values and that they hoped that the Irving Heartt House could be landmarked.
The Heartt House's demolition can't begin until the developers have obtained a building permit.
