Special Use Permit Extension Sought For Developers Of Apartments On Main
The developers plan to build multi-family housing on the upper floor of a building at Main and Curtiss.

DOWNERS GROVE, IL — Developers are seeking a six-month extension for their special use permit to convert the upper floor of a downtown Downers Grove building into multi-family housing.
The special use permit for 5133 Main St. was initially granted on May 14, 2024, according to village documents. The permit reinstated residential use and allow for a parking variation. One year from issuance, special use permits expire if developers have not obtained a building permit.
Documents show that petitioners FS Real Estate LLC appealed to the Downers Grove Village Council on June 23 seeking the extension. A letter from FS Real Estate LLC said, "[i]n order to provide adequate upgrades to the apartments we need additional power from ComEd."

FS Real Estate's letter continued to explain that developers are "working with ComEd for alternative service that would make it necessary to obtain easements from nearby property owners."
On July 1, village trustees will have a first reading of the request to extend the special use permit, with a vote expected on July 8. If approval goes through, the permit will give FS Real Estate until Nov. 14 to obtain a building permit.
