Plan Commission Approves Zoning Variations For Roosevelt Road Redevelopment
The Glen Ellyn Plan Commission approved zoning variations for a redevelopment at 1184 W. Roosevelt Rd.

GLEN ELLYN, IL — At its November meeting and public hearing, he Glen Ellyn Plan Commission approved zoning variation requests for the retail plaza at 1184 Roosevelt Rd. Developers plan to bring two new restaurant spaces and a major facade upgrade.
Village documents show that the renovations would include a 9,300 square foot restaurant space on the building's east end and a 1,200 square foot restaurant space on the west end. During the. Nov. 13 meeting, petitioners confirmed that a Fry the Coop location will occupy the eastern space. Though a the western space is earmarked for a restaurant, petitioners said that is flexible.
Commissioner Adam Kreuzer expressed concerns about lighting, suggesting a condition be added that the plaza's lighting be shielded. Traffic concerns were also raised, with Commissioner Peter Kreuzer stating that if Fry the Coop ends up including a commissary, it may lack sufficient loading, thereby negatively impacting parking.

The approved zoning variations include reducing the required number of parking spaces from 83 to 73 and reducing the length of parking spaces from 18 feet to 19 feet. Additional variations allow for the addition of 22 trees and changes to surface and parking setbacks.
