Freddy's Frozen Custard & Steakburgers In Joliet: Want To Own It?

JOLIET — The former Arby's Restaurant that became the short-lived Amigeaux's Sophisticated Street Food that closed more than two years ago will be coming back life as Joliet's first Freddy's Frozen Custard & Steakburgers. And get this, if you're willing to spend nearly $2.7 million, you can be the proud new owner of the Freddy's property, 2307 West Jefferson St.

Less than a week ago, the Los Angeles-based Century Partners real estate group announced on several prominent commercial real estate websites that 2307 W. Jefferson Street is now for sale and the property will be a future a Freddy's.

The Joliet restaurant property will cost $2.67 million and a total of 25,848 vehicles are passing directly in front of the property every day, according to the listing on LoopNet.

"Anchored by an experienced operator who has signed a 15-unit Freddy’s development agreement, the property benefits from their track record of success, managing 10 Popeyes locations across the Midwest," according to Matt Kramer, Joshua Berger and Kyle Gulock of Century Partners. "Freddy's Frozen Custard & Steakburgers, a fast-casual restaurant chain with 515 locations nationwide, was founded in 2002, adding to the allure and stability of the investment opportunity."

According to their listing, the future Freddy's restaurant building was built in 1990 and the property includes 20 parking spaces.

The fast-food restaurant building in Joliet at 2307 W. Jefferson has remained empty since February 2022, making it one of the few empty restaurants along Joliet's thriving West Jefferson Street corridor.

Amigeaux's opened on July 7, 2021, but it did not last a year.

Joliet Patch reported that three Louisiana business partners owned several Arby's restaurants, but Joliet marked their first new restaurant concept, a blend of Cajun, Tex-Mex and Southern California cuisine.

Prior to the opening of Amigeaux's, the Joliet Arby's at 2307 W. Jefferson St. had remained closed since January 2020.

As for Freddy's Frozen Custard, according to a New Jersey Patch article from March, Freddy Simon, the business's namesake, served in World War II before returning to Wichita, Kansas, and working in the hospitality industry for 56 years. Two of his sons were among the founders of the company, which launched in 2002 in Wichita.

Every burger is made "The Freddy's Way," with each patty pressed thin to create crispy edges and finished with Freddy's Famous Steakburger and Fry Seasoning. The menu also includes hot dogs, chicken sandwiches and frozen treats.

In December 2022, Patch reported that Freddy’s Frozen Custard & Steakburgers was opening for business at its newest location at 460 S. Weber Road in Romeoville. Freddy’s also has Illinois locations in Orland Park, Frankfort, Homewood and Glendale Heights, according to the article.
