You Need Over $10 Million To Buy Splash Station Property

Joliet's Park District has retained Coldwell Banker Commercial Real Estate Group's Nick Ferro and Keith Conroy to sell the Splash Station.

JOLIET, IL — If you have $10 million stashed away underneath your bedroom mattress, the idea of using all that money to purchase the vacant Splash Station water park property along Joliet's U.S. Route 6 corridor may have crossed your mind since the Joliet Park District announced on March 1 that the Splash Station will be sold.

However, it will take more than $10 million to work out a real estate deal with the Joliet Park District, the owners of the Splash Station, which has remained empty since last being open during the summer of 2018.

According to the commercial website LoopNet, Coldwell Banker's listing agents Nick Ferro and Keith Conroy are not willing to sell the land unless they get $10.5 million for the 20-acre parcel.

Splash Station first opened 22 years ago, back in 2002.

Make no mistake, the Joliet Park District is not trying to find someone hoping to bring the Splash Station water park back to life. Not at all. The advertisement on LoopNet touts the property as "20 Acres of Industrial Land Offered at $10,500,000 in Joliet."

The real estate listing on LoopNet also features 10 different photos showcasing what the Splash Station property looks like. The mailing address is 2780 Channahon Road.

"Discover an exceptional opportunity with this industrial zoned property in the sought-after Joliet area," the LoopNet listing reads. "Boasting a coveted I-2 zoning, the property is perfectly positioned to accommodate a range of industrial operations. Its prime location, just minutes from major highways and intermodal facilities, ensures seamless connectivity for logistics and distribution."
