Everly Trace Seeks Continuance For City Council Public Hearing
A public hearing for the 68-unit development on 111th Street may be continued due to a schedule conflict, pending city council approval.

NAPERVILLE, IL — Citing a scheduling conflict, attorneys representing Everly Trace have requested a continuance of the public hearing originally set for the Sept. 2 Naperville City Council meeting. Developers are seeking a conditional use permit for the proposed development, which would bring 68 attached townhomes to 25013 & 20535 W. 111th St.
The proposal got a positive recommendation from the city's planning and zoning commission in June. To be approved, the development would require Naperville to annex 10 acres of land that are currently within the boundaries of unincorporated Will County.
In addition to the annexation agreement, developers seek approval for rezoning the area to an office, commercial and institutional zone. The conditional use would permit single-family attached dwellings in an OCI zoning area.

Approval is also sought to allow a reduction in the setback of the property's corner side yards and for a preliminary plat of subdivision.
Public comment shared ahead of the June planning commission meeting saw residents in the nearby Ashwood Creek community raising concerns over traffic safety and property value.

"Besides the fact that it does not seem remotely possible to fit 68 townhomes into that site, my concerns are mainly due to continued crowding in that area," one resident wrote.
In a public comment letter, Jeff Doden, President of the Ashwood Creek Homeowners Association board, wrote that the community had gathered "137 signatures and counting" in opposition to the Everly Trace development as of June.
If the continuance is approved by the Naperville City Council, the public hearing will be held Oct. 7.
