More Homes To Likely Be Built For Plainfield's Springbank Development

A developer is seeking reapproval of a proposal to build up to 156 more houses adjacent to the Springbank neighborhood off Drauden Road.

PLAINFIELD, IL — More housing is on the agenda for Monday night's Plainfield Village Board meeting.

Developer Avanti Properties is looking to add onto the Springbank subdivision west of Drauden Road and south of Allison Road. The neighborhood was approved as part of the overall Springbank development by an annexation agreement in October 2004. The contract for the add-on, known as "Springbank Unit 3A," expired in October 2024, and the applicant is now looking to re-establish prior approvals.

Trustees will be asked to vote Monday night to direct the village attorney to draw up an ordinance to grant a special-use permit to allow for up to 156 single-family detached houses to be built on 54.6 acres of undeveloped agricultural land. It's located south of the existing "Springbank Unit 3."

Avanti Properties is also seeking reapproval of a final plat for "Springbank Unit 10," which received two six-month extensions but didn't get recorded "due to market conditions that prevented us from initiating the project," Vice President Ryan Lefkowitz wrote in a letter to Director of Planning Jonathan Proulx.

The Village Board first approved the final plat for Unit 10 on March 21, 2022, then re-approved it on Sept. 19, 2022, and again on March 6, 2023. Village code requires plats to be recorded within 180 days.

The developer plans to market the neighborhood to builders and move forward with construction this year.

"The applicant is confident that the plat will be recorded extended approval window following Village Board reapproval," village documents read.

Springbank sold for $12.5 million in 2012 when the subdivision on 950 was mostly unbuilt. At the time, the land was under foreclosure with only one-tenth of planned houses built, Patch reported.
