Building Sold For Millions In Downtown Annapolis
A downtown Annapolis building was sold for millions of dollars. The Main Street property houses an eatery and a children's clothing store.

ANNAPOLIS, MD — A mixed-use building in downtown Annapolis was sold for $3.3 million, realtors announced on Monday.
The sale comes as properties and storefronts continue to change hands near City Dock.
An undisclosed private investor is the new owner of 188 Main St., which also has an entrance at 9 State Circle.

The building houses Mason's Famous Lobster Rolls, Danish children's clothier Wheat and professional office suites. The businesses all remain open.
The property spans 11,468 square feet and is 96% leased. It has nearly 60 feet of direct frontage and is within walking distance for the 4 million annual visitors to downtown Annapolis.

"With the largest tenant occupying just 1,950 SF, it offers a low-risk leasing profile well-suited to the downtown submarket," Hyatt Commercial Real Estate, which represented the seller, said in a press release. "A standout feature is its expansive glass atrium, accessed directly from Main Street—offering future ownership a chance to create a one-of-a-kind experiential retail destination."

Jerome Parks bought the site in 1986, and the building was developed in 1989. Parks has managed the site for nearly four decades since.
In the sale, Parks was represented by Cecil Cummins, John Gallagher, Eric Pinkett and Justin Mullen of the Hyatt Commercial.
Mason Popham of Thomas Park Commercial represented the buyer.
Investor cash is flowing elsewhere in Annapolis as well.
A cluster of four buildings was sold on Market Space, Hyatt Commercial announced in March. The largest building was 14 Market Space, and the sale went for $2.3 million. The property leased to Iron Rooster was included in the sale.
The building housing Nano Asian Dining, Castlebay Irish Pub, Red Red Wine Bar and Dry 85 was sold for a Main Street record $7 million, a press release said in December 2024. The restaurants all remain open.
Days earlier, the three-story 167 Main St. property was sold for $1.75 million. The Leader, the building's first-floor shop, closed, and the owner retired at the time of the sale. Local Coast, a nautical clothing store, will soon fill the vacancy.
