Extended-Stay Hotel Sold In White Marsh

A hotel was sold recently in White Marsh. The property has 131 rooms across four floors.

NOTTINGHAM, MD — An extended-stay hotel was sold recently in Nottingham.

The Residence Inn Baltimore White Marsh by Marriott was sold by an affiliate of American Hotel Income Properties REIT LP. The buyer was not disclosed.

The Baltimore Business Journal reported that the sale was for $13 million.

State real estate records show that American Hotel Income Properties bought this Residence Inn in 2017 for $26 million.

The property has 131 rooms across four floors. It's located at 4980 Mercantile Road in a hotel park across from the White Marsh Park and Ride.

The hotel offers a fitness center, outdoor pool, sports court, meeting room and complimentary breakfast.

Situated just off Interstate 95 and within the White Marsh Town Center, the Residence Inn draws business and government travelers. Sports and leisure guests are another target audience, as downtown Baltimore is less than 15 miles away.

The seller was represented by Clint Hodges and Nate Ries of Hodges Ward Elliott, a boutique real estate capital markets advisor.

"The competitive response we saw on this offering reflects not only the strength of the Residence Inn brand in a diversified demand corridor, but also the depth of buyers actively pursuing extended-stay product," Ries said in a Nov. 12 press release announcing the sale.

Hodges appreciated "the trust the seller placed in our team to guide this transaction."

"It was a pleasure to represent them, and we look forward to the buyer's continued success with the property," Hodges said.
