3 MA Housing Markets Have Already Surpassed 2022 Sale Totals Even Amid Record High Prices
Charlemont, Leyden and West Tisbury have already surpassed the numbers of homes sold in 2023 when compared to last year.

MASSACHUSETTS — Home buyers are still active in Massachusetts even as prices hit a new record high in July.
July median sales prices came in at $610,000 across Massachusetts, a $25,000 increase from July 2022 according to the Warren Group. That price does seem to have a negative affect on the market, as 1,200 fewer people bought homes in the month than in 2022.
However, those problems haven't been hitting the markets in three Massachusetts towns this year.

According to The Warren Group, year-to-date home sales in the communities of Charlemont, Leyden and West Tisbury have already surpassed the number of sales from 2022 through July of 2023.
Percent increases are as follows:

- West Tisbury — 111 percent
- Leyden — 133 percent
- Charlemont — 300 percent
It should be noted that none of these communities lead the state — or even come close — in home sales, and are actually among the smaller markets. Still, even amid the hike in housing costs, these markets are seemingly more appealing than in year's past.
For this week's homes column, we've rounded up what an "average" priced home in these communities look like. Average sale prices, according to The Warren Group, are:
- West Tisbury — $1.625 million
- Leyden — $325,000
- Charlemont — $275,000

Perhaps a look into the communities that have seen home sales spike, Patch's real estate listings don't feature a home in Leyden. However, there are a few homes nearby, including this ranch-style home in Colrain.
This home actually comes under the average price at $260,000, and gives an idea for home buyers what they could get in this section of northern Massachusetts.
45 1/2 School Street, Buckland, Mass.

Same idea as the Leyden listing, Patch's real estate listings don't have any directly in Charlemont, but this home nearby in Buckland fits within the pricing parameters.
Listed for $259,900, this two-bedroom, two-bathroom farmhouse-style home is a short walk from Shelburne Falls center.
