Average Greater Boston Home Prices Climb To $750K In 2025
The price for an average Massachusetts home reached an all-time high for January, with Boston prices climbing too.
MASSACHUSETTS — The housing market started off with a bang in 2025, with more homes sold than 2024 but also a new high for prices.
The Massachusetts median single-family home price reached a new all-time high for the month of January, rising 6.4 percent on a year-over-year basis to $585,000, according to a new report from The Warren Group.
There were 2,626 single-family home sales in Massachusetts in January, a 9.3 percent increase from January 2024, when there were 2,403 transactions.

"Massachusetts saw a total of 2,626 single-family home sales in the first month of the year, marking a 9.3 percent increase from 2024," said Cassidy Norton, Associate Publisher and Media Relations Director of The Warren Group. "The year began with a record-setting median sale price of $585,000, up 6.4 percent from January 2024."
The condo market followed suit, with 1,159 condos sold compared to 973 in 2024. Prices for an average condo now sit at $530,000 compared to 507,000 last year. That number is also an all-time high for condo prices.

In Greater Boston, home and condo sales increased, but the price point didn't correlate with the state trend in both areas.
Condo prices actually dropped from $625,000 last year to $620,000. Home prices did climb, however, going from $690,000 in 2024 to $750,000 in 2025.
