Barnstable Housing Costs Mostly Down Amid 'More Thoughtful' Market, Expert Says

More Massachusetts homes are selling in 2025 than 2024, but home prices are increasing as well, a new study found.

MASSACHUSETTS — Home prices in Massachusetts jumped in September when compared to the same period in 2024, a new report found.

That wasn't necessarily true in Barnstable, however.

Barnstable's home sale price data is spread across multiple locations in the Warren Group report. A comparison of September 2024 to 2025 prices is below:

  • Barnstable: $810,000 in 2024, $775,000 in 2025
  • Cotuit: $1.6 million in 2024, $905,000 in 2025
  • Centerville: $603,000 in 2024, $650,000 in 2025
  • Hyannis: $527,750 in 2024, $550,000 in 2025
  • Marstons Mills: $556,000 in 2024, $520,000 in 2025
  • Osterville: $1.4 million in 2024, $1.165 million in 2025

The Warren Group has published its September home sale report, finding that the median cost for a single-family home in Massachusetts was up 4.2 percent from last September, reaching an average cost of $625,000.

There were 3,769 single-family home sales in Massachusetts in September, an 8 percent increase from September 2024, when there were 3,489 transactions.

There were 31,980 single-family home sales in the first nine months of 2025, a 3 percent increase from 2024. The median single-family home sale price increased 3 percent on the same basis to $640,000.

“The September housing market showed continued signs of shifting dynamics,” said Cassidy Norton, Associate Publisher and Media Relations Director of The Warren Group. “A recent mortgage rate cut, increased inventory, and the approaching end of the year are all contributing to a slower, more thoughtful market. Anticipated additional rate cuts will continue the trend.”

Although Norton points out that many expected another rate cute, mortgage rates jumped last week after Federal Reserve Chair Jerome Powell said a December rate cut may not happen.
