MA's 2023 Average Home Sale Price Is $570K. Here's What It Gets You

The Warren Group's August report found that the average home sold for $600,000 last month, bringing the yearly average to $570,000.

MASSACHUSETTS — Stop me if you've heard this before: the median sale prices for condos and homes in Massachusetts reached an all-time high last month.

Oh, you've heard that before? It happened in July? Really?

According to the Warren Group's August report, the median sale price for both homes and condos did, in fact, reach an all-time high in August, breaking the previous record that only stood for one single month.

In August, the median home sold for $600,000, raising the year-to-date median to $570,000.

According to data from The Warren Group, this new record came even as 23 percent less people purchased homes when compared to August 2022. But that dwindling of purchases didn't stop the price from rising.

“The hits keep coming for prospective homebuyers in Massachusetts,” said Cassidy Norton, Associate Publisher and Media Relations Director of The Warren Group. “The shrinking single-family inventory continues to push prices to new highs. Couple this with the fact that interest rates are nearly double where they were a year ago, and the homebuying process is becoming more complicated – and expensive – for buyers.”

Despite that, there are still people in the market. So we set out to find three examples of what the average Massachusetts home price could get you. Here's what we found:

122 Trenton Rd., Dedham, Mass.
