Board Plans to Address Finnerty's Site Plan Approval Tuesday

A site plan approval hearing for 150 Main St., in Wayland was canceled last Tuesday.

The Wayland Planning Board will reopen a public hearing Tuesday related to site plan approval for a new CVS at 150 Main St., otherwise known as the Finnerty's site.

The site plan before the board proposes the demolition of the former Finnerty's restaurant building and the construction of an 11,968-square-foot footprint CVS (there's an additional 1,973 square foot mezzanine level proposed). The developers have said they believe the the site plan meets all of Wayland's zoning bylaws and is therefore "by-right."

The Planning Board indicated it intended to issue a site plan approval decision at its May 28 meeting, but ran into multiple questions as it reviewed the draft decision. Some of those questions centered on Hammond Way, which runs through the center of 150 Main St. to provide access to two residences beyond, and how to address set-back requirements given that Town Counsel Mark Lanza opined the "way" was in fact a public road and town zoning bylaws were applicable.

Additional questions arose related to how best to document in the site plan decision that both the board and the developers want less parking on the site than the town's bylaws require even though the developers have not applied for a special permit to reduce the parking.

The meeting adjourned near midnight with the board expecting to reconvene and issue the decision on June 11. That meeting, however, was canceled due to the number of board members able to attend, according to Town Planner Sarkis Sarkisian.

When the board convenes Tuesday at 7:30 p.m., it is scheduled to first address the site plan application related to the construction of 42 townhomes at Wayland Town Center. The 150 Main St. public hearing is scheduled to begin at or after 8:30 p.m.
