Nick's Pizza Approved For Former Main Street Pizzamore Space

The pizza, roast beef and sub spot received a special permit from the city.

WOBURN, MA — A new pizza restaurant recently received approval from Woburn city council to open in the former home of Pizzamore Flatbread Company on Main Street.

Peabody resident Theofan Qirjazi appeared before the council Aug. 10 seeking a special permit, which was granted unanimously by the council.

Nick's Pizza, Roast Beef and Subs will open at 901 Main Street, which Pizzamore vacated over two years ago.

The Planning Department expressed concern about the restaurant's parking situation in a memo to the city council, but the council granted the permit anyway, as first reported by the Daily Times Chronicle.

Fast food restaurants in the district usually require 14 parking spaces per 1,000 square feet, while Nick's will only have 12 spaces for 1,2000 square feet. Typically the non-conforming use would be grandfathered in for the same type of restaurant, but Nick's delayed opening due to coronavirus meant the owner needed to get a special permit.

Alderman Richard Gately noted that the restaurant had always had the current parking situation and the council approved the special permit with relatively little discussion.

The permit allowed the restaurant to be open 8 a.m. to 9 p.m. daily, but Qirjazi expects to be open 11 a.m. to 8 p.m.
