Developer Quadruples Apartments At Old Table Talk Pies HQ: Plans

WORCESTER, MA — The Newton developer behind a large development next door to Polar Park has increased the size of one aspect of the project, nearly quadrupling the number of units originally planned, according to documents submitted to the city.

Boston Capital in February submitted a proposal for the Table Talk building at 153 Green St. — the home of a Table Talk pie store — to add 15 loft apartments on the second floor of the building, plus three new storefronts next to the pie store.

But in an updated filing at the end of April, Boston Capital is now proposing 58 units in the building with the addition of three stories. The building would also include over 11,000 square feet of retail space. None of the units would be set aside as affordable, according to the filing.

Boston Capital is the developer behind a multiphase project on the four-acre former Table Talk site between Green Street and Polar Park. The company is in the process of constructing a building with 83 affordable units near the corner of Washington and Ash streets overlooking the ballpark.

The developer had announced plans to build about 400 units on the old Table Talk site, including a forthcoming 317-unit building. The developer Quarterra is also planning a 375-unit building nearby on the site of the former Smokestack Urban Barbecue restaurant.

Boston Capital has also been hired to redevelop the Lakeside Apartments public housing complex near Coes Pond. The redevelopment would feature 374 units, with all but 25 units set aside as affordable, according to plans released recently by the Worcester Housing Authority.
