Royal Oak Gets New Office Building

Groundbreaking for a new 74,000-square-foot office building in downtown Royal Oak will be held on May 16.

ROYAL OAK, MI — Groundbreaking for a new 74,000-square-foot office building in downtown Royal Oak will be held on May 16. Located at 150 W. Second Street at 11 Mile Road, the building is expected to open in the spring of 2018. Developers say about 85 percent of the building is pre-leased.

Southfield-based developer Etkin LLC is developing the building and plans to move its headquarters there, according to a Crain’s Detroit Business report. Auburn Hills-based research firm Gongos Inc. will occupy the building’s third floor while Stout Risius will take the fourth floor plus have expansion space on the third floor, and Etkin will move into the second floor. An Oakland County law firm is also expected to have space in the $20 million office building, Crain’s reported.

Southfield-based Faudie Architecture was the architect on the project, while Troy-based The Alan Group is the general contractor. Civil and site engineering was done by Troy-based Professional Engineering Associates.
The company bought the property, located at 11 Mile Road and Center Street, from the Downtown Development Authority approximately two weeks ago, Crain’s reported.

The building will have 54 ground-level parking spaces, which will be available for public parking evenings and weekends. Douglas Etkin, principal of Etkin LLC, told Crain’s the project "will increase the city's daytime population by approximately 350 persons."
