Mixed-Use Development Before Planning Board
Merrimack Planning Board to hear more on major construction, including 64-bed assisted living facility and five-building complex of multi-family housing.
A proposed mixed-use development of retail, office, residential and assisted living comes before the Merrimack Planning Board tonight at Town Hall.
Wigston Properties and Edgebrook Heights are scheduled to appear for a conceptual discussion of the mixed-use development located in the I-1 industrial district.
The parcels in question – currently vacant – have a combined 35.81 acres bounded by the Nashua Corp/Nanocomp land to the north and the railroad tracks, the Merrimack River and Pennichuck Brook to the east. There's vacant DOT land to the south, as well as a mix of retail, office and multi-family housing to the west, according to documents filed at Town Hall.

The proposal calls for a six-lot subdivision, and:
- construction of 20,000 square feet of retail,
- a 4,000-square foot "mini-mart" with 12 gasoline fueling positions,
- 32,000 square feet of commercial/office space,
- a 64-bed assisted living (elderly) facility,
- and 168 units of multi-family residential units across five buildings with an associated clubhouse and pool.
The applicant secured two variances from the Zoning Board back in February, for a conditional use permit in regards to one or more of the parcels having less than 500 feet of continuous frontage on the state-maintained portion of Daniel Webster Highway.

Other items on the agenda:
- College Bound Movers (applicant) and DW Development and Land Services (owner) for consideration of final approval of a site plan application for a proposed commercial moving facility at 723 and 725 Daniel Webster Highway. (*THIS WAS WITHDRAWN from the agenda, per the applicant.)
- Discussion and possible action on nomination of Anant Panwalker to be reappointed as one of the town's representatives to the Nashua Regional Planning Commission.
