Home Prices Increased More Than $30K In These NJ Counties Since 2022

Home prices are up in every New Jersey county since the beginning of this year - here are some of the steepest price changes.

NEW JERSEY — Buying a house in six New Jersey counties is at least $30,000 more expensive now than it was last fall, according to Zillow housing market data.

Across the state, home prices have increased 7.1 percent since last year, the real estate marketing company said. Every county in the Garden State has seen prices go up in 2023, and also in the past 12 months - according to the most recent data, which is for September.

Patch crunched the numbers to see which counties are seeing prices increase at the highest rate, and which are increasing more slowly. We also included the changes in dollar amounts, to reflect the typical dollar amount changes that buyers, sellers, and realtors are seeing.

Zillow data shows Morris County saw the highest dollar-amount increase in the past year, with home prices up 6.5 percent - about $36,778.

Hudson County was on the low end of the increases, with prices up $8,134 (1.43 percent) since last fall, the data shows.

The most expensive county to buy a home in New Jersey right now is Cape May County, where the typical home price was $680,175 as of Sept. 1. Monmouth, Bergen, and Morris counties also have typical home values over $600,000, per Zillow data.

Zillow’s Home Value Index (ZHIV) prices are calculated to reflect the typical value for homes in the middle third of the market across a given area, the company said.
