These 6 NJ ZIP Codes Are Among Most Expensive In U.S.: New Data
PropertyShark listed the 100 most expensive ZIP codes by median sale price, based on real estate closings between Jan. 1 and Sept. 30.
NEW JERSEY — Six of the country’s 100 most expensive ZIP codes are in New Jersey, according to an analysis of 2024 residential sales that showed growth that shows growth in luxury real estate.
For its analysis, real estate data provider PropertyShark looked at the number of closed sales to date in 2024 rather than the listing price, which it said tends to reflect sellers’ desired prices instead of real-life market conditions. Then, PropertyShark listed the 100 most expensive ZIP codes by median sale price, based on real estate closings between Jan. 1 and Sept. 30.
California made up the majority of this list, with 80 ZIP codes in the top 100.

In New Jersey, the report identified the "perpetually pricey" Alpine as the most expensive community to buy a house this year. The Bergen County borough ranked 24th overall, with a median home price sale of $3,317,000 so far in 2024. This was a new record high for the community, PropertyShark said.
Out of the 10 priciest real estate markets, California had seven, New York had two and Florida had one.

According to the report, the most expensive ZIP codes in New Jersey are:
- 07260 (Alpine), with a median sale price of $3,317,000
- 07723 (Deal), with a median sale price of $2,950,000
- 08202 (Avalon), with a median sale price of $2,750,000
- 08738 (Mantoloking), with a median sale price of $2,365,000
- 08247 (Stone Harbor), with a median sale price of $2,200,000
- 07078 (Short Hills), with a median sale price of $1,955,000
Overall, 67 percent of the country’s 100 most expensive zip codes saw median sale prices increase in 2024, as opposed to only 29 percent in 2023. As a result, a record 15 zip codes had median sale prices of $4 million and above and only 15 stayed below $2 million, PropertyShark said.
