Housing Development Up For Approval In Gloucester Twp.
The 15-house development would be located off of Almonesson Road.
GLOUCESTER TOWNSHIP, NJ — A 15-house development will be up for the Gloucester Township Planning Board's final approval on Tuesday.
The detached, single-family homes would go on Almonesson Road between Coles Landing Road and Locust Drive in Blackwood. The 5.5-acre property, which is currently vacant, would be subdivided for the homes and a new cul-de-sac roadway.
A.R.C.R. Home Builders, which builds residential properties in South Jersey, is the listed developer.

The Planning Board gave the project preliminary approval in August. A hearing for final approval is scheduled for Tuesday's meeting.
Afterwards, A.R.C.R. Home Builders would need to bring it run it by the Camden County Planning Board, since Almonesson Road is a county roadway.

Under the plan, the homes would be aligned along a new cul-de-sac roadway called Sage Hollow Court. The road would begin on Almonesson Road and bend west toward Coles Landing Road, according to township documents.
The property currently contains one home, which would be demolished.

Twelve of the homes would feature two-car garages, while three would garage one car each.
Under township regulations, housing developments of this size must contain a small playground. Developers can forgo this requirement by paying into the township's Open Space Trust Fund, which A.R.C.R. Home Builders has requested to do.
Part of the lot will feature open space, but it will be used for stormwater basins to account for the increased runoff with the additional houses.
