HOBOKEN, NJ — The Urby brand of residential towers — which began with locations in Staten Island and Jersey City nearly a decade ago — focuses on urban living with community events and spaces to bring residents together.
Now, Urby is coming to Hoboken.
A groundbreaking was held this week for a proposed 16-story apartment building on Observer Highway, within walking distance of the train station and the border with downtown Jersey City.

The new building will include 345 apartments, as well as "standout social spaces, and retail energy," said a spokesperson. The property will include social and wellness amenities and more than 17,000 square feet of retail space.
Hoboken Urby will be located at 256 Observer Highway.

The location was the site of Hoboken's municipal garage, but the city gave the land to the development company as part of a settlement to keep them from building two towers on the upper waterfront.
'Layering Social Spaces'
This week, the developers called the new project "an exciting expansion of the innovative brand’s distinctive approach to community-driven, lifestyle-focused living."
The building will be Urby's ninth community nationwide. They've already built in Harrison, N.J., Dallas, Stamford, Conn., two locations in Jersey City, and in Washington, D.C. They're also coming to Miami.
“Hoboken is the perfect Urby neighborhood," said David Barry, the founder and CEO of Urby. "It is well-connected, energetic, and has a genuine sense of community. At Hoboken Urby, we’re layering social spaces alongside bright and spacious apartments, an integrated café, and retail to create a place where people can connect with each other and with the city around them.”
The building will include a "lush" fourth-floor courtyard designed by internationally renowned landscape architect Bas Smets, known for his recent work on Notre Dame Cathedral in Paris, the developers said.
The outdoor oasis will feature towering bamboo, extensive greenery, a cold plunge pool, sunbeds, grill stations, and a dramatic firepit pavilion. The pet-friendly building will also include a rooftop dog run.
The interiors will be designed by Shawn Hausman Design, known for The Standard Hotels.
The apartments will have one, two, and three bedrooms, many with oversized windows framing views of Manhattan.
A spokesperson said that tenants for the retail space haven't yet been determined. The nearest Urby, in downtown Jersey city, has a cafe on its first floor.
The building is scheduled to open in summer 2027.
