9-Story Hoboken Building Will Have Affordable And Workforce Housing, City Says
A development on upper Adams Street in Hoboken will include affordable and workforce housing, the city said.

HOBOKEN, NJ — A nine-story development in Hoboken's North End Redevelopment Area will include 31 affordable housing units and five workforce housing units thanks to a newly approved development agreement, the city said last week.
The residential building at 1417 Adams St. will include a total of 26 affordable housing units, five workforce housing units, and commercial-recreation space, the city said.
The mixed-used project by Advance at Hoboken LLC was formally authorized by the Hoboken City Council on Sept. 17.

The project ends a decade of litigation over 14 affordable housing units at The Harlow, located at 1330 Willow Ave., and other buildings, which led to a delay in the affordable units being available to the community, the city said.
Not everyone is on board with the scale of the new building, however. Some say the project needs more parking.

The 117-unit building will also include retail space.
Twelve of the affordable units will be in accordance with Hoboken’s 10 percent inclusionary zoning law, and five workforce housing units will be reserved for Hoboken residents earning up to 120 percent of the area median income.
“This project represents a major step forward in Hoboken’s commitment to ensuring that development is equitable and serves all segments of our community,” said Mayor Ravi Bhalla.
"I thank the City Council for supporting this effort and look forward to seeing the project move forward.”
The city said that in the building, 10,000 square feet of commercial space will be used as a privately operated pickleball facility featuring indoor courts and related amenities on the rooftop.
Nearly 4,000 square feet of commercial or restaurant space will be available on the first and mezzanine floors at the corner of 15th and Adams streets, the city said.
Advance at Hoboken, LLC will also contribute $1 million as a community benefit payment that can be used to help defray costs, support infrastructure upgrades, and fund other public projects in the North End area, the city said.
The project will also include bicycle storage for 117 bikes, a green roof, and underground stormwater detention to manage rainfall, the city said.
