HOWELL, NJ — The Howell Planning Board is meeting online over Zoom at 7 p.m. on Thursday.

Here are the main items on the agenda:

  • A resolution granting preliminary and final major site plan with ancillary variance relief to Cabin Realty, LLC.
  • 4481 Route 9, LLC is seeking minor site plan approval to convert the existing fitness center building into office use. The application consists of interior modifications only and no changes to the exterior of the building or overall site layout have been proposed.
  • New Horizon Properties, LLC is seeking preliminary and final major site plan approval with ancillary variance relief to remove all existing site improvements to construct a 1-story retail building totaling 25, 912 Square feet, comprised of a 9,100 square feet Dollar General and 9 additional retail units each between 1,850 and 1,900 square feet in size. The proposed building is L-shaped and faces front toward both Colts Neck Road and Route 33. They are also proposing two above-ground stormwater management infiltration basins as well as two site identification monument signs, a refuse enclosure area and landscaping and lighting improvements on premises known as Block 183, Lots 77 & 77.01, Route 33 and Colts Neck Road. This application was originally scheduled to be heard on April 15, 2021, when it was carried to June 17, 2021, with no further notice. After some testimony on June 17, 2021, this application was carried to August 19, 2021, with no further notice.
  • Applicant 41 Kent Road, LLC and owner Terragrace LLC are seeking final major site plan approval to remove all existing site improvements to construct a 3-story building totaling 34,856 square feet to contain ground-level parking with two floors of office space (each 17,428 square feet) above along with a right-in/right-out only driveway along Route 9 frontage and a full-movement driveway along Kent Road. They are also proposing two-way looped circulation, 118 parking spaces (43 beneath the building), site identification signs, stormwater management, landscaping and lighting on premises known as Block 74, Lots 4, 5 & 15, 41 Kent Road.
