Howell Warehouse Developers Say It Won't Generate Traffic: Report
Experts hired by the developer said the project should not generate any truck traffic on Howell Road, according to the Asbury Park Press.

HOWELL, NJ — The Howell Township Planning Board heard the application for the development of two warehouses totaling 424,565 square feet on Howell Road at a meeting on Thursday.

The proposal states that vehicles would be able to access the property from Howell Road to the east and Okerson Road to the north. However, a civil engineer for the developer said on Thursday that trucks would only enter and exit from Okerson, according to the online paper.

The project consists of a bigger building of 325,737 square feet, including warehouse and office space, 55 loading bays, two drive-in bays, 161 parking spaces, 68 tractor-trailer parking spaces and an optional guard shack, and a second building of 98,828 square feet, with warehouse and office space, 28 loading bays, two drive-in bays and 94 vehicle parking spaces.

Traffic generated by developments has been a big issue in the past, regarding projects presented to the Howell Township Planning Board. In January 2020 the board voted unanimously to strike down the application for the Monmouth Commerce Center.
One of the main points of contention with the application was the possible effect on traffic. Residents were concerned with the prospect of tractor-trailers traveling along Randolph Road and Lakewood.
The developers took the matter to court, but a judge upheld the decision by the Howell Township Planning Board.
