Optometrist Eyes Former Blockbuster

Parking variance would be needed if building once used for video rentals became a medical office.

A borough optometrist is considering opening a medical office in the Main Street building previously used as a video store, while a separate retail store also could use some of the space, according to an application filed with the Madison Technical Coordinating Committee.

The building is one of two buildings in a shopping center that has 50 parking spaces. If the building was used for medical purposes, the applicant, 1999 Madison Avenue Associates LLC, would need a parking variance because a borough ordinance would call for 56 parking spaces in the center.

A parking management study filed with the borough last week says the office would be required to have 24 parking spaces by law, but based on the number of employees and patients at the office at a given time, the office would require, at most, 16 parking spaces in practice.

The proposal calls for the 5,000-square-foot video rental store to be divided, with 4,000 square feet for the medical office and 1,000 square feet for retail.

Proposed signage shows the tenant would be , which has an office at 48 Main Street.

The Planning Board would need to approve any variances. An application has not yet been filed with the Planning Board.
