New Marlboro Deli To Replace Dunkin On Union Hill Road

The eatery is known for its hand-rolled and boiled bagels, breakfast sandwiches and lunch items.

MARLBORO, NJ — Joe's Bagel & Grill is opening a new location in Marlboro in the beginning of next year.

The shop will be replacing a former Dunkin location, on 450 Union Hill Road. While there is no exact opening date, it is set to be in the first quarter of 2022.

The chain restaurant serves hand-rolled and boiled bagels, breakfast sandwiches, omelets, a variety of lunch items and coffee.

You can order a Bagel with Nova Lox & Cream Cheese for $8,95 or a Tex-Mex Burrito with three eggs, chorizo, fresh pico de gallo and Mexican cheese for $7,95.

"We serve good quality food with good portions and a great atmosphere and vibe," said founder Russell Grabow.

Joe's Bagel & Grill was founded in 2016 and has nine other locations across the Shore, including Sea Girt, Manasquan, Belmar, Point Pleasant, Brick, West Long Branch, Toms River, Beachwood, and Cliffwood. Another location is also set to open in Toms River.

"We were looking to expand along the Rt. 9 corridor north of the Jersey shore towns. When the Dunkin Donuts became available it was the right location based on the demographics of Marlboro, access and co-tenancy," said Grabow.

Amy Staats, from Katz & Associates, the exclusive broker representing Joe’s Bagel & Grill, is currently working with three franchisees searching for additional locations. They are ideally seeking 1,500 to 2,500 square feet places, predominantly in Ocean and Monmouth counties. Second-generation space is preferred but all viable opportunities will be considered.

Additionally, Joe’s Bagel & Grill is offering franchise opportunities throughout the Tri-State area.
