New Medical Facility Spurs Redevelopment Of Moorestown Mall With Range Of Services

Here's what to know about Cooper's new outpatient facility — its largest yet — and what that means as PREIT banks on revitalizing the mall.

MOORESTOWN, NJ — The new Cooper medical facility in Moorestown is the health care provider's largest outpatient facility yet — and a key part of the mall's revitalization efforts.

Cooper University Health Care opened the building — dubbed the Cooper Moorestown Campus — on Wednesday. The 166,000-square foot facility, which replaces the shuttered Sears, features nearly 100 exam rooms and offers more than 25 medical specialties.

The opening also marks a milestone in Moorestown Mall's redevelopment plans — a bright spot for the mall's parent company as PREIT faces immediate financial peril.

Patients can currently make appointments for the following specialties: bariatric surgery, cardiopulmonary diagnostic services, endocrinology, gastroenterology, general surgery, infectious diseases, maternal-fetal medicine, nephrology, obstetrics and gynecology, orthopaedics/musculoskeletal services, otolaryngology, neurosurgery, physical medicine and rehabilitation, plastic surgery, podiatry, pulmonology, rheumatology, thoracic surgery, urogynecology and reconstructive pelvic surgery, and vascular surgery.

Specialists from MD Anderson Cancer Center at Cooper also include breast surgeons, gynecologic oncologists, hematologists, and medical oncologists. Additionally, cardiologists with Cooper and Inspira Cardiac Care will also see patients at the Moorestown Campus.

While Wednesday marked the first phase of opening, the rest of the facility will open in the first quarter of next year, according to Cooper.

Additional services will include physical therapy, radiology, infusion services, radiation therapy, an outpatient surgery center, and Cooper and Inspira Neurosciences.

The building has a main entrance that faces Route 38 and an entrance from inside Moorestown Mall.

A Bright Spot For Mall's Struggling Owner

The company that owns Moorestown Mall faces a critical juncture. Dec. 10 marks the deadline for the Pennsylvania Real Estate Investment Trust (PREIT) to make $1.1 billion in debt payments that it cannot afford, according to recent financial filings.

PREIT has been working with lenders to develop a restructuring plan. But if that doesn't materialize, the Philadelphia-based company has "substantial doubt" about the company's ability to operate within a year, the SEC filing says.

Despite the corporation's struggles, PREIT executives have touted Moorestown Mall's ongoing redevelopment as a bright spot. The Cooper facility replaces a former Sears department store which sat empty since 2020.

Planned additions to the mall property also include the 375-unit Pearl apartment complex and a massive family-entertainment center.

PREIT also owns Cherry Hill Mall, which has consistently been the company's top-performing asset.

The real-estate trust filed for Chapter 11 bankruptcy protection in November 2020. Although PREIT emerged from bankruptcy protection one month later, it may need to file for bankruptcy again with the debt-payment deadline looming, according to Nov. 14's SEC filing.

PREIT doesn't expect any service interruptions during restructuring negotiations or during any potential transactions. But if the company cannot restructure in a timely manner, it may lack the funds necessary to support daily operations within a year, the filing says.
